Private Road Easement from Highway 41
Description
The Reward Ranch is located 45 minutes from Kerrville, TX on Highway 41 just 10 miles west of the historic Garven Store. The mile long paved road easement off of Highway 41 offers easy access with plenty of privacy.
This area of the hill country has been known for its wildlife diversity since the year 1953 when the YO Ranch introduced exotic game to the area. This ranch is still a haven to many different species including whitetail, axis, black buck, ferrel hogs, rio grande turkey and predators. The Edwards plateau provides for excellent ground water and a wide range of assorted brush including live oak, shin oak, blackjack oak, persimmon, agarita and juniper. For the past five years the ranch has been under a wildlife exemption with no ag use to allow the native grasses to flourish to their maximum potential. The Topography consists of rolling hills separated by creek beds and low meadow flats allowing for many building site options. Each tract will have access to overhead power.

1. No portion of the Property shall be used for commercial purpose other than a bed and breakfast or an in-home or online business that is not open to the public. No commercial hunting of any kind shall be permitted.
2. No mobile, manufactured or modular homes may be placed on any portion of the property except for fifth wheel/travel trailers during the general whitetail season.
3. No swine farms shall be placed on any portion of the property.
4. No portion of the property may be used for dumping.
5. No tract shall be subdivided into tracts smaller than eighty (80) acres.
6. No gates or fences shall be placed over or across the subdivision easement road.
7. No structure of any kind (including deer blinds and feeders) shall be permitted within 300 feet of subdivision road easement, or within 200 feet of any property line.
8. Each property owner in the subdivision shall be liable for a road maintenance fee.
